4,814 apartment leases registered in Al Rimal in 2026-Q1 averaged SAR 31,364 a year (SAR 261/m²).
Registered rents include renewals as well as new leases, so they usually sit below what's asked today. A check shows both, labelled, and never blends them.

- No. It's market evidence: asking prices from live listings and registered contracts, each with the sample behind it. The valuation, and the judgement in it, stay yours.
- Does my property need to be listed?
- No. For the pilot, send its city, neighborhood or coordinates, type, bedrooms and area, and we run the check. The self-serve API's analytics start from a Darak listing today.
- Asking prices or registered deals?
- Both, kept apart. Asking prices show today's market. Registered rents and deals show what was agreed, published each quarter. Every figure says which it is.
- What if there aren't enough comparables?
- The band isn't published when too few distinct units were seen nearby, and the check says so rather than stretching the evidence.
- Which cities are covered?
- 14 cities, deepest in Riyadh, Jeddah and the Eastern Province.
