Methodology
What the API does to the data before you see it.
- Collection
- Darak reads public listings from each source twice a day. A listing stays live while its source still shows it; last_seen_at says when Darak last confirmed that, and updated_at is the source's own update time where it publishes one.
- One listing per property
- Agents often post the same property on several sites, or several times on one. Darak groups those ads by photo similarity (perceptual hashes) together with location, price, size and bedrooms, keeps one primary listing, and lists the other sources in
also_listed_on. Search, counts and market statistics only count the primary. - Quality filtering
- Search, counts and market statistics leave out implausible listings. Price fences are set per tier from the median and MAD of log price — robust against the mislabelled listings that would drag a percentile around — alongside bedroom and area sanity checks and a floor at 30% of the neighborhood median. Detail and batch lookups skip that filter, so they return listings search won't.
- Prices
price.yearly_saris the number to compare: rents posted monthly, weekly or daily are converted to a yearly amount, and sales are the total price.price.as_postedkeeps the advertiser's amount and period. These are asking prices, not transaction prices.- Neighborhoods and location
- Listings are mapped to Darak's neighborhood ids, with Arabic and English names, using the listing's coordinates and the neighborhood the source names. Coordinates are as precise as the source makes them; some sources round or offset them.
- Market statistics
- Every aggregate uses one sample: live listings updated in the last 30 days, after quality filtering. Responses return the sample size, and medians are left empty when a sample is too small to mean anything. Trends read listing and price history kept since March 2026.
- Limits
- Coverage depends on what sources publish: it is deepest in Riyadh, Jeddah and the Eastern Province, and thinner in smaller cities, where outlier bounds are also looser. Sources can change or disappear. Photos are served from Darak's CDN; a listing whose photos haven't been copied yet appears a little later.
